    $1,445 Incl GST + Disbursements
    • Open and transparent breakdown of all disbursements (i.e. council certificates, rates, water, land tax & title searches etc). Total disbursements in addition to our fee will generally be around $750-$900. This estimate includes the government fee for lodging the transfer of land with Land Titles Office ($244.97).

    • We can look after your off-the-plan and commercial transactions – costs may vary. Contact us for a quote.
    • Stamp Duty is payable on purchases of property in Tasmania. You can calculate stamp duty on the State Revenue Office of Tasmania website HERE.

    $1,295 Incl GST + Disbursements
    • Open and transparent breakdown of all disbursements (i.e. government fees, required certificates etc). Total disbursements in addition to our fee will generally be between $150 and $400. The higher estimate includes the government fee for discharge of mortgage ($198.22).
    • Professional advice on all property transactions.

    We would love to represent you in your property transaction!

    If you haven’t signed the contract yet, have a copy of the contract sent to us at contact@advocatelawyers.com.au. We will look over the document and make sure you fully understand your legal obligations.

    If you have already signed, advise the real estate agent that Advocate Lawyers will be representing you and ask them to forward us a copy of the contract. We will then get in touch with you to talk you through the next steps.

    All you need to do is arrange for a copy of the contract to be sent to us via email to contact@advocatelawyers.com.au, so we can get to work. You can do this by letting the real estate agent know that we act for you and they will send the contract through to us. We will liaise with you, your bank (if you have one), the real estate agent, and the seller’s representative to ensure everything is ready in time for settlement.

    We can certainly provide you with advice on your contract. Simply have a copy of the contract sent to us at contact@advocatelawyers.com.au. We will look over the document to make sure you fully understand your legal obligations and recommend any changes to the conditions to ensure that you are protected.

    A licensed conveyancer is someone who has completed a course with an approved institution which specialises in conveyancing. A solicitor will have a law degree along with post-graduate training which includes conveyancing training. The term conveyancer is commonly used to describe either a specialist conveyancer or a lawyer who provides conveyancing services.

    Both usually offer fixed-fee conveyancing services with similar rates but solicitors can give broad legal advice and help you navigate legal issues that arise outside of the conveyance.

    You’re very welcome to, but it’s not essential. Please feel free to note us as your solicitor/conveyancer on the contract or let the real estate agent know. Once we receive the contract we will be in touch (remember to include your contact details on the contract) to advise re next steps.
